Holiday Homes for Sale: Lovat Parks’ Simple Buying Guide

Owning your very own holiday home is a wonderful dream. It’s a personal escape hatch from the everyday, a place to make treasured memories, and a base for exploring some of the most beautiful corners of the UK. Here at Lovat Parks, we believe turning that dream into a reality should be simple and exciting. This guide will walk you through everything, step-by-step, making your journey to ownership as clear and relaxing as a summer's evening on the Cornish coast.

Finding Your Perfect Holiday Home from Home

Before diving into the exciting world of floor plans and furnishings, it’s worth taking a moment to think about the bigger picture. Answering a couple of key questions now will ensure you find the perfect match for you and your family for years to come.

Why are you buying a holiday home?

First, think about how you plan to use your new getaway. Is it purely for you, your family, and friends to enjoy spontaneous breaks and long summer holidays? Or are you thinking of letting it out to help cover the running costs? Many of our owners do a bit of both.

Being clear on this from the start will help shape your search. We always encourage new owners to view their holiday home as a lifestyle purchase for creating priceless memories, rather than a guaranteed financial investment. You can discover all you need to know about buying a holiday home to help you explore this further.

Choosing your Lovat Parks location

We have eight stunning parks across Cornwall, Norfolk, Suffolk, and the New Forest. In our experience, owners get the most out of their holiday home when it’s within a two- to three-hour drive from where they live. This makes those last-minute weekend trips easy and stress-free.

Each of our parks has its own unique character. Perhaps you're drawn to the ancient woodland of the New Forest, where our Green Hill Farm Holiday Village offers direct access to Canada Common. Or maybe you dream of a coastal escape; at Azure Seas Holiday Village in Suffolk, owners can enjoy a full 12-month season. We can't wait to help you find your favourite spot. You can explore all our luxury holiday lodges and homes for sale to get a feel for what’s on offer.

Exploring Our Holiday Homes for Sale

Whether you're looking for a cosy retreat or a spacious family base, you’ll find a fantastic range of holiday homes for sale across our parks. All our homes come fully furnished and ready for you to move into.

Holiday Homes vs. Lodges

One of the first choices is between a holiday home and a holiday lodge. The main difference is size. Our holiday homes are wonderfully designed, typically ranging from 432 to 533 square feet. Our lodges offer more expansive living, with a minimum size of 800 square feet, often feeling like a luxury bungalow with plenty of room for the whole family. As this guide to buying a holiday lodge in the UK notes, their spacious layouts are a popular choice for those seeking a true home-from-home experience.

New and Pre-Loved Options

To suit a range of budgets, we offer both brand-new models straight from the manufacturer and a selection of pre-loved holiday homes that have been cherished by their previous owners. With prices starting from £73,000, there are options for everyone.

Understanding the Costs: Holiday Home Site Fees Explained

We believe in being completely transparent about the costs involved in ownership. It’s important to have a clear picture of the ongoing commitments so you can budget accordingly and simply enjoy your time on park without any worries.

The Purchase Price & Finance

The initial cost is the purchase price of the holiday home itself, with our prices starting from £73,000. It's important to know that you cannot get a standard mortgage on a holiday home. This is because you are buying the home and signing a Licence Agreement to occupy a pitch, rather than buying the land it sits on.

If you require finance, we work exclusively with Santander Consumer Finance, who can help qualifying customers. A deposit of at least 20% is typically required for any finance agreement. A major benefit is that you do not have to pay Stamp Duty on your purchase.

Annual Site Fees

A common question we get is about site fees, so having holiday home site fees explained properly is essential. Your annual site fee is your contribution to the running of the park. This covers everything from grounds maintenance and landscaping to park security and the upkeep of all the shared facilities you love. As this helpful UK guide to site fees explains, these fees are standard across the industry 1(https://nacoservices.com/static-caravan-annual-site-fees-what-they-cost-what-they-include-uk-guide).

Here at Lovat Parks, our site fees start from £3,650 including VAT. We review them annually and communicate any changes to our owners every November, so there are never any surprises. You can read our complete guide to site fees explained for a full breakdown.

Other Running Costs

Alongside the site fees, you'll need to budget for a few other running costs:

  • Utilities: This includes your water, gas, and electricity usage. As a guide, you can expect this to start from around £1,000 per year, but it depends entirely on how often you use your holiday home.
  • Insurance: It is a condition of our licence agreement that your holiday home is insured.
  • Non-Domestic Business Rates: Instead of Council Tax, holiday home owners pay non-domestic rates, which are charged by the local authority and are included in your annual site fee bill.

The Lovat Parks Promise: Peace of Mind Guaranteed

We want you to be completely confident and happy with your decision. That’s why we offer a unique set of promises to give you total peace of mind.

  • 10-day cooling-off period: If you change your mind within 10 days of paying your deposit, we’ll provide a full refund, no questions asked.
  • 30-day money-back guarantee: After you've collected your keys, you have a full 30 days to make sure everything is perfect for you.
  • 12-month warranty: Every holiday home we sell, new or pre-loved, comes with a warranty for the first year.
  • Trusted and Certified: We are proud members of the British Holiday & Home Parks Association (BH&HPA) and you can read more about us on trusted sites like Park Home Living 2(https://parkhome-living.co.uk/residential-park-groups/lovat-parks). Can I Let Out My Holiday Home?

Yes, you can! Letting out your holiday home when you’re not using it can be a great way to generate income to offset the running costs. This is permitted at all our parks, with the exception of Golden Beach Holiday Park, which is an exclusive owners-only park.

To make it completely effortless, we offer our fully managed holiday home and lodge letting service. Our ‘Love to Let’ team takes care of everything from marketing and bookings to cleaning and guest changeovers for a commission of 25% + VAT. You can read more about your rights as a holiday home owner including letting your property.
