What Are Your Rights As A Holiday Home Owner?

Owning a holiday home offers the perfect blend of relaxation, freedom, and the opportunity to create lasting memories. Whether you’re seeking a peaceful retreat or a vibrant community atmosphere, a holiday lodge at Lovat Parks can provide all this and more. However, before you take the plunge, it’s vital to understand your rights, responsibilities, and what ownership truly involves. At Lovat Parks, we’re here to support you through every step of your ownership journey. From site rules and running costs to selling your lodge and letting options, this guide covers everything you need to know.

Freedom to Visit

Owning a holiday home means you can visit whenever you like—within the park’s open season and the terms of your licence agreement. Unlike booking one-off holidays, owning a holiday home allows you to enjoy spontaneous getaways without the stress of airport queues or last-minute accommodation searches. You can leave clothes, toiletries, crockery, and other personal items in your lodge, making packing quick and hassle-free. It’s important to note that your holiday home cannot be your main residence.

A Low Maintenance Lifestyle

Modern holiday lodges are built to high standards, offering stylish interiors and quality finishes with minimal upkeep required. At Lovat Parks, we look after the grounds, communal areas and provide services like seasonal drain-down for the winter and off-season monitoring—so you can focus on relaxing, not maintaining.

A Place to Make Memories

Your holiday home isn’t just a place to stay—it’s a place to spend quality time with family and make lifelong friendships with a welcoming, like minded community of owners.

Financial Responsibilities: Payments and Fees

Site Fees

As a holiday home owner, you are responsible for annual site fees. These contribute to maintaining and improving the park and are subject to annual review. Influencing factors include:

  • Inflation
  • Park maintenance and upgrades
  • Utility cost increases
  • Length of season

Your first year’s fees are confirmed at the time of purchase and vary depending on your holiday home and its location within the park.

Utilities

Electricity, gas, and water usage are typically metered, so you only pay for what you consume. Rates may change annually with inflation. It’s wise to monitor your usage and review current rates regularly.

Love to Let: Earning Income from Your Holiday Home

Many of our parks offer a Love to Let service, allowing you to let your holiday home to guests and offset running costs. Full details are included in your ownership pack. In some cases, private letting is also permitted, unless otherwise restricted by your Licence Agreement or park rules.

Ownership Agreements and Park Rules

Purchasing a holiday home includes entering into legally binding agreements:

  • Purchase and Licence Agreements: Define the rights, obligations, costs, and services involved in ownership.
  • Park Rules: These outline the day-to-day guidelines for owning a holiday home at our parks and may be updated periodically to reflect operational or regulatory changes.

Important Considerations

Holiday Homes Are Not Investments

Holiday lodges depreciate in value over time. Factors such as make, model, age, and maintenance all impact resale value. It’s important to view your holiday home as a lifestyle choice, not a financial investment.

30-Day Cooling-Off Period

We offer a 30-day money-back guarantee. If your circumstances change or you simply change your mind after taking ownership, you may return the holiday home (in its original condition) for a full refund.

Selling Your Holiday Home

When you decide to move on, you have two main options:

  1. Private Sale: Sell directly to another buyer. The park team must approve the purchaser, and you’ll pay a commission as outlined in your Licence Agreement.
  2. Relocation: You may choose to move your holiday home to another site. This includes de-siting, transportation, and connection costs at the new location.

Please be aware that Lovat Parks holds the right of first refusal—we may choose to purchase your holiday home before it is sold to a third party, though we are not obligated to do so.

Parking and Visitors

Designated parking is available for owners. If you’re bringing multiple vehicles or hosting guests, please let the park team know in advance to ensure smooth access and parking.

Summary: Know Before You Buy

Holiday home ownership can be incredibly rewarding—but it comes with responsibilities. Here’s a quick recap of what to keep in mind:

  • Holiday homes cannot be used as a main residence.
  • They depreciate in value.
  • You’ll have ongoing site fees and utility costs.
  • Ownership agreements are legally binding—read them carefully.
  • Letting and resale options are available but subject to conditions.
  • A 30-day money-back guarantee offers peace of mind.
