Our friendly park teams will explain everything to you before you make a decision.

How often do site fees change?

Site fees change each year to reflect annual inflation and any investments we make on our parks. However, these are always reasonable and competitive compared to the industry.

Do I need to pay stamp duty or council tax?

Unlike traditional home purchases, there’s no stamp duty when buying a holiday home, making the process of buying even more straightforward.

This reduces the upfront costs and helps ensure that your journey into holiday home ownership is as smooth and simple as possible.

If you’re buying a holiday home, there is no Council Tax, but you will need to pay non-domestic rates.

If you’re buying a permanent residential home, Council Tax will apply as this would be your main residence.

Do I need insurance for my new holiday home?

At Lovat Parks, we ask every owner to take out insurance to cover their holiday home. It’s important to ensure that your holiday home is always adequately insured, and we’ll need an annual copy of the current insurance certificate.

How can I finance my holiday home?

We are proud to partner with Santander Consumer Finance as our sole finance provider. Santander Consumer Finance are a leading player in the consumer finance business, and fully owned by Santander, one of the largest financial groups in the world.

We provide a range of products and services which can be tailored to suit your requirements, to ensure we offer finance that works for you. Our team are well versed in the options available so ask for more details.

Details about finance can be found here.

What’s included in my holiday home when I buy?

All holiday homes come fully furnished with all the home-from-home features you need. Plus, we give a free 12-month warranty for peace of mind in your first year of ownership.

What post purchase warranties are included?

Every holiday home comes with a 12 month warranty at no extra cost. Brand new units are covered by the manufacturer’s warranty, and pre-loved homes come with a Lovat Parks warranty for added peace of mind. Full details are shared before any decision is made.

What is included in the 12 month warranty?

We offer a complimentary 12 month warranty when you buy a lodge with us to alleviate stress. This maintenance measure provides coverage for any necessary work that may arise within the first year of owning your lodge. After the initial year, you have the option to choose your own suppliers or consult our park teams for local recommendations. See what’s included and our terms and conditions.

What security is in place when I’m not there?

All our parks have gated access, CCTV, and regular warden patrols during the peak season.

Is there a cooling off period after buying a holiday home?

Buying a holiday home and becoming an owner is a big deal. That’s why we give you a 10 day cooling off period.

If you change your mind after paying a deposit for any reason, just let us know within those 10 days and you’ll get a full refund. No stress, no strings.

What is the 30 day money back guarantee?

We want you to love your new holiday home but if it’s not quite right, no worries. With our 30 day money back guarantee, you’ve got a whole month to change your mind. Just let us know within 30 days and we’ll give you a full refund. Easy as that

What deposit do I need to buy a holiday home or lodge?

When buying a holiday home from Lovat Parks, you will be asked to deposit at least 20% of the total purchase price and rates typically range between 8% and 10%.

What if I change my mind after the 10 day cooling off period?

We also offer a 30 day money back guarantee, giving you a full month after getting the keys to make sure your holiday home is the perfect fit. If it’s not quite right, you’ll get your money back—simple, stress-free, and no strings attached.

If I buy a holiday home, can I get the keys straight away?

In most cases, yes! Unless it’s an off plan purchase, in which case you’ll have to wait until the plot it’s on is completed and delivered.

Can I part exchange my current holiday home?

If you’re already an owner on one of our parks and are interested in a part exchange, please call or pop into reception to speak to your park team about options

Can I part exchange my motorhome or touring caravan?

If you own a motorhome or touring caravan and are interested in a part-exchange, please call or pop into the sales office to talk about options.

What if my circumstances change and I need to sell?

We’ll support you if your circumstances change. Options include selling your home privately, moving it off the park, or, depending on the park, condition, and time of year, we may buy it back if an agreement is reached. We guide you through the process with care and clarity.

Your licence agreement gives you full details of how to make a private sale.

Can I sell my holiday home?

Yes. If you do intend to sell, please do let us know first to allow us to make you an offer. If we can’t agree on a price, you can sell privately on the open market. Your licence agreement gives you full details on how to make a private sale and we’re here to support you with that transition.

What happens when my licence term ends?

We offer some of the most generous tenure terms in the industry.

Our holiday home licences range from a minimum of 20 years up to 100 years, giving you long-term peace of mind and the freedom to enjoy your holiday lifestyle for decades to come.

Our park team will discuss options with you as you near the end of your Licence Agreement Period.

    What is Guaranteed Letting?

A scheme for holiday lodge owners where income from pre-agreed rental periods is guaranteed, helping to offset the cost of their lodge. Managed through our Love To Let service.

What if I change my mind after paying a deposit?

Every purchase comes with a 10 day cooling off period after paying your deposit.

What are the costs of owning my own holiday home?

Like your own home, there are running costs to consider when considering buying a holiday home which include:

  • Site fees
  • Gas and electric
  • Non-domestic rates and water charges
  • Other costs to consider include holiday home insurance, TV licence, maintenance, and annual gas appliance servicing
