What to Look for When Buying a Static Caravan: Lovat Tips

There’s something truly special about the idea of owning your own holiday getaway, a place to escape to whenever the mood strikes. We get it completely. The dream of spontaneous weekends away and long, lazy summers in a beautiful corner of the country is a powerful one. Here at Lovat Parks, we've helped countless people make that dream a reality. As the UK's first B Corp certified holiday park group, we believe in doing things transparently. We’re here to share our friendly tips and guide you through the exciting journey of buying a static caravan, making it feel simple and achievable.

The Financial Side: Understanding the True Costs

Before you start picturing where to put your feet up, it’s wise to get a clear picture of the costs involved. Being realistic about your budget from the start is the key to happy holiday home ownership. Many people ask us, 'is buying a static caravan worth it?' In our opinion, the answer is a resounding yes, but its value is measured in more than just pounds and pence—it’s about the lifestyle, the memories, and the priceless time spent with loved ones. For a great overview, have a read of our simple starter guide for anyone new to static caravans.

The Upfront Purchase Price

The main initial cost is, of course, the holiday home itself. Prices can vary quite a bit depending on the size, manufacturer, age, and location on the park. At Lovat Parks, our holiday home prices start from £73,000.

It’s also helpful to understand the difference between our holiday homes and our luxury lodges. Our holiday homes (what many people call static caravans) typically range from 432 to 533 square feet. Our lodges are more spacious, starting at a minimum of 800 square feet, and often come with more premium features, which is reflected in the price.

Ongoing Running Costs

To ensure there are no surprises, we believe in being completely upfront about the annual running costs. These are the main expenses to budget for:

  • Site Fees: These fees cover the cost of keeping the park looking beautiful, security, landscaping, and access to park facilities. Our site fees start from £3,650 including VAT, and we always communicate the following year's fees to our owners every November.
  • Utilities: You’ll need to budget for gas, electricity, and water. A typical annual cost for these starts from around £1,000, depending on how often you use your holiday home.
  • Insurance: Specialist holiday home insurance is essential. It provides peace of mind that your home-from-home is protected.

These ongoing costs are one of the key areas that explain what is different about caravan ownership compared to a traditional second property.

Can You Get a Mortgage on a Static Caravan?

This is a question we hear a lot. The simple answer is no, you can't get a mortgage on a static caravan. Traditional mortgages are designed for bricks-and-mortar properties built on land that is registered with the UK Land Registry. When you buy a holiday home, you are buying the home itself but not the land it sits on, so a mortgage isn't applicable.

However, that doesn't mean you have to fund the entire purchase yourself. Specialist holiday home finance options are available. As an authorised credit broker, Lovat Parks is proud to partner with Santander Consumer Finance as our sole finance provider to help buyers spread the cost. Typically, a minimum deposit of 20% is required, making the dream of a low-maintenance lodge ownership experience more accessible. Are There Hidden Taxes like Stamp Duty?

Here's some brilliant news: you do not have to pay Stamp Duty or council tax when you purchase a static caravan holiday home. This is a significant saving compared to buying a traditional second home and is one of the major financial benefits of this lifestyle choice. It helps keep ownership more affordable and straightforward, a topic we explore further in our guide to stamp duty on holiday homes.

Choosing Your Perfect Park & Pitch

Once you have your finances in order, the really exciting part begins: finding your perfect spot. We believe the park and its location are just as important as the holiday home itself. This is where your memories will be made.

Location, Location, Location

To get the most out of your holiday home, we always suggest choosing a park that’s within a comfortable driving distance, perhaps one to three hours from your main residence. This makes spontaneous weekend trips easy and stress-free.

Think about what you want from the area around the park. Are you dreaming of coastal walks and sea air, or do you prefer the tranquillity of the countryside? For example, our Green Hill Farm Holiday Village in the New Forest offers direct access to the beautiful Canada Common for endless walks. In Cornwall, Padstow Holiday Village is perfectly placed just two miles from the foodie hub of Padstow, while Penmarlam Lodge Retreat is only half a mile from the wonderful Cornish town of Fowey.

Finding the Right Park Vibe

Every holiday park has its own unique character and community. Some are bustling with activity, while others are designed as peaceful retreats. We find most of our owners are looking for a tranquil escape surrounded by nature, which is the atmosphere we love to cultivate at our parks. For an owner's perspective on the pros and cons of owning a static caravan, you can find some great real-world insights online 1(https://thetravelhack.com/blog/owning-a-static-caravan-the-pros-and-cons).

Consider the park's open season, as this determines when you can use your holiday home. Our seasons vary to suit different needs; for example, Waxham Sands has an 8-month season, Golden Beach Holiday Park in Norfolk has a 10.5-month season, and Azure Seas Holiday Village in Suffolk offers a 12-month season for owners. One of the best things about ownership is the sense of community you’ll discover, which is a key reason how owning a static caravan differs from other holiday homes.

Key Features to Consider

Think about how you and your family will use the space.

  • Size and Layout: How many bedrooms and bathrooms will you need? We love open-plan living areas as they’re fantastic for socialising with family and friends.
  • Insulation and Heating: For year-round comfort, double glazing and central heating are must-haves. They make your holiday home a cosy retreat even on a chilly autumn evening.
  • Outdoor Space: We're huge fans of decking! It acts as a wonderful extension of your living space, perfect for morning coffees, al fresco lunches, or simply soaking up the sun.

Essential Checks for Condition

If you are considering a pre-owned model, it’s important to give it a thorough check. Being transparent is important to us, so we encourage buyers to be confident. These are a few key things we’d advise looking at:

  • Check for any signs of damp, particularly around windows, in corner cupboards, and along the ceiling.
  • Take a look at the chassis underneath the holiday home for any signs of significant rust or corrosion.
  • Inspect the window and door seals to ensure they are intact and not perished.
  • Check the boiler has a recent service history and is in good working order.

Understanding the Purchase Process & Your Rights

The final steps should be exciting, not stressful. A good park team will make the process completely transparent and straightforward, supporting you at every stage.

Our Simple 'Steps to Ownership'

We’ve designed our buying process to be as simple as possible. It all starts with a visit to find the park and pitch that feels right for you. From there, our friendly team will guide you through everything, from choosing your perfect holiday home to completing the paperwork. You can see the full journey on our Steps to Ownership page. A key part of our process is a dedicated welcome meeting with the park team before you make any commitment, ensuring you have all the information you need.

What is the Licence Agreement?

The Licence Agreement is the formal contract between you and the park owner. It gives you the right to keep your holiday home on your chosen pitch for a set number of years. It also outlines the park rules, which are there to ensure the park remains a pleasant place for everyone, and details the site fees. We offer fantastic security with our licence terms, which range from 20 years at Golden Beach, up to 50 years at parks like Padstow Holiday Village, and even up to an incredible 100 years at Penmarlam Lodge Retreat.

Your Peace of Mind: Warranties & Guarantees

We want you to feel completely confident and happy with your decision. That’s why all our new and pre-owned holiday homes come with a 12-month warranty. We also provide extra peace of mind with a 10-day cooling-off period where your deposit is fully refundable, and even a 30-day money-back guarantee after you take ownership. We’re proud to be members of the British Holiday & Home Parks Association, adhering to their code of practice.
