We share everything you need to know about our comprehensive letting service in this comprehensive guide.

Right from the moment you sign up with us, we handle all aspects of attracting guests, ensuring that you have nothing to worry about. Once the bookings start rolling in, we take care of all the nitty-gritty details of booking administration. From managing reservations to processing payments, we'll keep you updated while we handle everything efficiently and ensure that the booking process is seamless for you and your guests.

When your guests arrive at your holiday home, they'll be personally greeted by our friendly team. We believe in providing a warm and welcoming experience right from the start. We'll be there to hand over the keys, help them get settled in, and answer any questions they may have. Our goal is to make their arrival as smooth and comfortable as possible.

At our core, we believe in treating your holiday home as if it were our own. That's why we go above and beyond to maintain its pristine condition. After each departure, we conduct a thorough cleaning of the entire home, paying attention to even the smallest details. We'll take care of carpets and upholstery if needed, ensuring that every corner is spotless and ready for the next guest. We also take it upon ourselves to replace any of the standard inventory, should anything become misplaced or damaged. Whether it's a kitchen utensil, a bathroom accessory, or any other essential item, you can rely on us to restore the complete inventory so that your guests have a seamless experience.

And when you want to use your holiday home yourself, we will make it a point to visit your holiday home to ensure that everything is exactly to your liking. It's your second home after all and we want everything to be perfect for you.

How does Love To Let work

When it comes to Love To Let, you're in complete control of when and how long you want to let your holiday home for. To get the ball rolling, we'll ask you to fill out a form and indicate the dates you want to let your holiday home. Please select the dates you would like to make available for letting. Then simply pop it in the post to your park or leave it with reception next time you visit. It's important to note that all dates you submit will be accepted without any restrictions. However, please keep in mind that income is not guaranteed and will only be paid if your holiday home is let.

Once we receive your chosen dates, we will provide written confirmation of the specific dates you have submitted and then start managing bookings that come through for you from there. Once your site fees have been settled, you have the option to either withdraw your earnings or keep them in your owner account for a rainy day.

The income you are entitled to will be calculated by deducting our commission of 20%, which covers the entire process from handling the booking starting from the initial reservation until the guest's departure. Additionally, a cleaning and laundry fee of £60 will be deducted for a caravan or £90 for a lodge from the amount paid by the holidaymaker. The remaining balance will then be paid to you. It really is that simple.

We strive to ensure a seamless payment process for our valued owners. Normally, the income generated from letting is transferred to your owner account at the end of the holiday season. However, if you prefer to receive payment earlier, all you need to do is let us know, and we will be more than happy to accommodate your request. To keep you informed about your earnings, we provide monthly statements that outline the income earned in the previous month. Additionally, at the end of the holiday season, a final statement will be provided.

What we ask of our Love To Let owners

When it comes to letting your holiday home, there are several important responsibilities that you need to keep in mind. Firstly, you'll be responsible for covering the costs of the gas and electricity used in the property. This ensures that your guests have a comfortable and enjoyable stay without worrying about utility expenses.

Additionally, as the owner of the holiday home, it will be your duty to take care of all normal and regular maintenance tasks. It's also important to consider expected wear and tear that may occur over time, as this is a natural part of any holiday home's usage.

Another aspect to keep in mind is the TV Licence. It's your responsibility to ensure that the necessary TV Licence is obtained for the holiday home. This allows you and your guests to enjoy television services legally and without any complications.

Above all, the safety of our owners, guests, and team members is of utmost importance. Therefore, it is imperative that you have all the relevant safety tests conducted for your holiday home. These tests include a thorough Gas Safety test, which includes servicing of gas appliances, as well as an electric test to ensure the electrical systems are safe and up to standards. Additionally, a Portable Appliance Test (PAT) should be carried out to assess the safety of portable electrical appliances.

By fulfilling these responsibilities, you'll be ensuring your holiday home's comfort guarantees a welcoming experience for guests throughout their stay.

To enhance your peace of mind, we offer an additional Repair Cover Plan that safeguards against any potential damage or loss that may occur when your holiday home is let out to guests who book through Lovat Parks. For a single payment of £300 for a 'caravan' holiday home or £500 for a 'lodge' holiday home, we take care of it all.
