    Can I part exchange my motorhome or touring caravan?

    Waxham Sands, our only touring park, offers a minimum £5,000 trade in when you part exchange your motorhome or touring caravan for a holiday home.

    Can I part exchange my current holiday home?

    Yes, we will be happy to give you a part exchange appraisal to upgrade your current holiday home, the value will be based on market value. Chat with our team to find out what’s possible.

    How often do site fees change?

    Site fees change each year to reflect annual inflation and any investments we make on our parks. However, these are always reasonable and competitive compared to the industry. These are communicated every November to our owners.

    Can I buy a dress pack for my new holiday home?

    Yes! We offer dress packs to help you personalise your holiday home quickly and easily. Each pack includes soft furnishings and accessories like mugs and crockery selected to complement your lodge’s style, so you can move in and start enjoying your home straight away.

    Do I need to pay stamp duty or council tax?

    No, holiday homes at Lovat Parks are not subject to stamp duty or council tax.

    Are amenities open all year?

    Amenities such as Ember Pizzeria at Green Hill Farm, Craftworks at Padstow, the splash pad at Green Hill Farm, and the swimming pool at Cornish Meadows are open during the main holiday season. Opening times may vary slightly depending on the park and time of year.

    What security is in place when I’m not there?

    All our parks have gated access, CCTV, and regular warden patrols during the peak season.

    What happens when my licence term ends?

    Each park has a set licence term (for example, 20, 50, or 100 years). When that period ends, we’ll contact you well in advance to discuss renewal options.

    Can I let out my holiday home when I’m not using it?

    Yes, absolutely. Our Love To Let service is a fully managed letting option that allows you to let out your holiday home through us when you and your family aren’t there. If you choose to let through Love To Let, we handle everything, from bookings and guest communication to cleaning and maintenance—so you can enjoy the benefits without any hassle. Prefer to manage things yourself? You’re welcome to let privately, or even do a bit of both. Whatever you choose, our dedicated team will keep you updated throughout the year, so you’re always in the loop.

    Can I sell my holiday home?

     Yes. If you do intend to sell, please do let us know first to allow us to make you an offer. If we can’t agree on a price, you can sell privately on the open market. Your licence agreement gives you full details on how to make a private sale and we’re here to support you with that transition.

    We’ve partnered with Santander to spread the cost of your holiday or park home. You’re also free to find finance from a third party, although not all companies offer this.

    Can my friends and family use my holiday home?

    Yes, your friends and family are very welcome to use your holiday home whenever you wish. You just need to let us know if someone else will be staying so we can issue them access passes if required.

    Can I live on the park in my holiday home?

    Our holiday homes are for recreational and leisure use only, so you can’t live in them all year. We have a small handful of permanent homes available on our residential parks at Penmarlam and Azure Seas.

    What is included in the 12 month warranty?

    We offer a complimentary 12 month warranty when you buy a lodge with us to alleviate stress. This maintenance measure provides coverage for any necessary work that may arise within the first year of owning your lodge.     What other costs do I need to consider?

    At Lovat Parks, we ask every owner to take out insurance to cover their holiday home. It’s important to ensure that your holiday home is always adequately insured, and we’ll need an annual copy of the current insurance certificate.

    Can I choose where my holiday home is on the park?

    We offer a variety of holiday homes and lodges for sale across all our parks. Some are turnkey, and we’re constantly enhancing our parks with new developments during the winter periods. Placement within the park depends on availability and the suitability of the pitch for your lodge’s size.

    What are site fees?

    These simply cover general day-to-day things including all park maintenance, landscaping, security and park amenities as well as street lighting, security, superfast wi-fi and refuge collection.     Do you have residential lodges for sale available?

    Although we have six parks that offer ownership options, only Penmarlam Lodge Retreat and Azure Seas Holiday Village provide full residential specification lodges in addition to holiday lodges. We only have a small handful left, so get in touch to find out more.

    What is the difference between a holiday lodge for sale and a residential lodge for sale?

    Holiday parks differ from residential parks in that they cannot be used as your main residence. Even if a holiday park has a 12-month licence, it is not possible to live there year-round.     Can I get financing for my purchase?
